West Ashley is Charleston's original suburb and remains its workhorse residential market. Inside the Mark Clark (I-526), neighborhoods like Avondale, Byrnes Downs and South Windermere offer mid-century homes with walkable commercial districts a short hop from downtown; outside it, subdivisions from the 1970s through today, including large newer communities like Carolina Bay, extend toward Bees Ferry.

The inside/outside-526 distinction is the first cut in any West Ashley appraisal, but value here turns on finer grain than that: proximity to the Avondale strip, Ashley River frontage, drainage in the lower-lying sections and the pace of renovation on each individual block.

Brick ranches, cottages and minimal-traditional homes from the 1940s–60s in the older neighborhoods; 1970s–90s subdivision stock through the middle; production and semi-custom construction in newer communities. Scattered marsh and river-front properties along the Ashley and Stono.

Market character

Strong renovation economics inside 526 have transformed the older neighborhoods, with fully updated mid-century homes commanding wide premiums over original-condition peers. Newer sections compete on space and price per square foot against Summerville and Johns Island alternatives.
