About David

David Minor, Residential Appraiser

Certified Residential Appraiser #7072

David Minor is a Certified Residential Appraiser (SC #7072) with more than a decade in mortgage and residential appraisal, having valued over 2,250 homes across the Lowcountry. His work includes traditional residential properties as well as complex, luxury, waterfront, historic and unique homes that require detailed market analysis and strong local knowledge.

Minor Appraisals is an independent practice. Every assignment — whether a lending appraisal in Goose Creek, a date-of-death valuation for a Mount Pleasant estate, or an oceanfront home on Sullivan's Island — is inspected, analyzed and signed by David personally. There is no hand-off to trainees and no valuation by checklist: the appraiser you speak with on the first call is the one whose signature is on the report.

That matters most in the assignments this practice focuses on. The Charleston market concentrates an unusual share of hard-to-value property — deep-water frontage, pre-1900 construction, gated island communities, homes with no near comparable — and valuing them credibly takes local fluency that can't be imported from a form or a national panel.

How David works

  • Inspect thoroughly — the property itself is the first data source
  • Verify the data — comparable sales are confirmed, not assumed
  • Support every adjustment — conclusions a reviewer can trace
  • Write for the intended use — estate, appeal, lending and private reports each serve different readers
  • Communicate directly — questions go to the appraiser, not a gatekeeper
