Sullivan's Island is the Charleston coast's most exclusive beach community: low-density, fiercely protective of its character, and home to a mix of historic island cottages, mid-century homes and substantial new construction on generous lots. Strict limits on short-term rentals keep the island primarily an owner-occupied, primary and second-home market.

For an appraiser, Sullivan's is the definition of a thin market — few sales, wide value ranges and large adjustments. Getting it right requires genuine familiarity with the island's micro-locations, from the accreted-beach blocks to the quieter back-island streets facing the Intracoastal.

The housing stock

Historic beach cottages and officers' quarters conversions near Fort Moultrie, mid-century homes on large lots, and a growing share of high-end elevated new construction. Lot sizes are generous by island standards, and land value dominates most transactions.

Market character

Among the highest price points in the state, with limited annual sales volume. The accreted land seaward of many front-beach lots, protected from development, creates unusual privacy and view conditions that factor into value. Teardown economics are a live consideration for older, non-elevated homes.
